In 2020, Hildie and the design team started work on a new location for an existing KFC franchise in Anchorage. The selected site included two separate lots-one of which had an existing restaurant building on it and an adjacent lot which has served as the parking area for the closed restaurant. The site(s) are located on Northern Lights Blvd, a busy thoroughfare in midtown Anchorage and were bordered by existing commercial operations on two sides and a multi-family residential building on the third.
The national KFC franchise had determined that their smallest restaurant could fit on the building site once the existing building was demolished. This site also had to accommodate the drive-through lane. The adjacent site would include parking and drive-through access.
The design of the building was completed and the project was submitted to the Municipality of Anchorage for permitting. Due to the very limited size of the sites, meeting the current parking and zoning requirements was challenging. There was no space for the required perimeter landscaping, and the adjacent site would not support the required number of parking spaces. By working with the MOA, HIldie was able to substitute a "green fence" along the west property line in lieu of landscaping. The number of required parking spots was reduced due to the pedestrian connection to Northern Lights Blvd and its adjacency to an established public transporation stop.
Construction was completed in early 2022.
