New 80,000 SF Facility

The new building includes retail, rental and self-storage areas in three stories.   The building contains a three-story warehouse space, garage areas for vehicle repair and maintenance, a large retail area and three stories of self-storage units in four different sizes.   Given its location, the exterior elevations of the building were developed to blend in with the more retail/commercial character of the neighborhood.  Pedestrian amenities and landscaping have been incorporated into the overall site design and development.  This project was completed in Summer, 2024.

The building site had been designated for a different future use.   The design team worked closely with the owner, the contractor and the Municipality of Anchorage to complete the re-zoning process and obtain the necessary building permits.

Site Challenges

The building site is bordered on two sides with existing commercial developments and on a third side with a residential neighborhood.  The site is accessed on the fourth side by a major arterial roadway.  The site also included an area with contaminated soils that had to be contained.  Site design, drainage and site circulation all required close attention by the design team.
